Cost of living in Bangalore: an HSR Layout budget

Every figure on this page is sourced and dated — advertised rents, current fares, the bills that get unbundled when you rent, and the one number almost nobody publishes: what you hand over before you get the keys.

Living in HSR Layout costs less each month than it costs to start. A furnished 1 BHK advertised at ₹28,000–₹40,000 a month needs seven to twelve months' rent handed over before you get the keys — roughly ₹1,96,000 to ₹4,80,000 — once the security deposit, the brokerage and the first month are counted. Only the deposit comes back.

Fares, tariffs and cylinder prices are all revised on their own cycles, and every one of them below carries the date it was set and who set it. Where the sources in circulation disagree on a number, we have left the number out rather than pick one — that happens twice on this page, and both times we say so.

What does it cost to start a long stay in HSR Layout?

This is the calculation people skip, and it is where the apparent price advantage of renting goes. A rented flat asks for several separate amounts before you sleep a night in it, and only one of them ever comes back.

Put the first three together and the arithmetic is stark. The table below is nothing more than the advertised HSR Layout 1 BHK range multiplied out at two common deposit asks — it is arithmetic on published asking prices, not a quote anyone has given you.

There is no statutory ceiling on residential security deposits in Karnataka. No numeric cap appears in the Karnataka Rent Act, 1999, and none was added by the Karnataka Rent (Amendment) Act, 2025, which received the Governor's assent on 7 January 2026 and amends only sections 24, 53, 54 and 55 — adjudication and penalties. Claims that Karnataka capped deposits at two months from January 2026 confuse that amendment with the Model Tenancy Act, 2021, which recommends a two-month cap and which Karnataka has not enacted. Ten months is Bengaluru market practice, not a legal entitlement, and it is negotiable. This is general information current as at September 2026, not legal advice. What does a furnished flat rent for in HSR Layout?

When we checked listing portals and operator sites in August 2026, fully furnished 1 BHK flats in HSR Layout were advertised in the region of ₹28,000–₹40,000 a month, with semi-furnished and unfurnished units advertised lower. PG and co-living operators advertised single-occupancy rooms in HSR Layout from roughly ₹10,000 to ₹28,000 a month, varying with air conditioning, whether the bathroom is attached, and whether meals are bundled.

These are advertised asking prices, not transaction data. Treat the range as something to sanity-check a quote against, not as a valuation. Rents inside HSR Layout vary by sector, by building standard and by how much of the furniture is genuinely included — the seven sectors are within 1.9 km of each other, so the variation is about the building far more than the address.

Why there is no electricity rate on this page. We could not establish a per-unit domestic tariff for FY 2026-27 that the sources agree on. Calculator sites and news reports currently circulate a telescopic slab structure, a single flat residential rate, and at least three different per-unit figures — and they disagree about the slab structure itself, not merely the number. Rather than pick one and present it as fact, we have left it out. Read the current KERC tariff order, or simply read the energy charge off your own BESCOM bill. The same applies to BWSSB's per-kilolitre rate: the structural facts above are consistently reported, the FY 2026-27 figures are not.

Can a tenant claim Karnataka's free electricity scheme?

Yes in principle, but the paperwork is built around a lease. Gruha Jyothi gives eligible domestic consumers free electricity up to 200 units a month — capped by the household's own eligible entitlement rather than a flat 200 units for everyone — and tenants can be covered even where the meter is in the landlord's name.

A tenant application asks for the property owner's no-objection certificate, the lease agreement, a self-declaration, and the RR number printed on the electricity bill, submitted through the Seva Sindhu portal. That set of documents fits a year-long tenancy; it does not fit a two-month furnished stay, which is worth knowing before you count the scheme into a short-stay budget. The Gruha Jyothi 2.0 beneficiary re-verification exercise running through 2026 had its deadline extended from 31 August 2026 to 30 September 2026.

What does getting around Bengaluru cost?

Three of the four numbers below were revised within the last eighteen months, so figures published before 2025 are out of date.

One local caveat that changes the transport line of an HSR Layout budget: HSR Layout has no operational metro station yet. The neighbourhood's own station is on the Blue Line, still under construction and targeted at around December 2026 — see HSR Layout metro station for every date currently in circulation. The nearest working station today is Central Silk Board on the Yellow Line, which is 1.2–3.1 km from the seven sector centres in a straight line. If your office is in Electronic City, that already makes rail a real option; for everywhere else on the Outer Ring Road, budget for road transport until the Blue Line opens.

Which of these costs disappear when the stay is serviced?

The useful comparison is not rent against nightly rate. It is which lines you pay separately, and which are already inside the number you are quoted.

The reason a serviced apartment has no security deposit is structural rather than promotional. Occupying one is a licence, defined by section 52 of the Indian Easements Act, 1882 as a right to do something on another's immovable property which "does not amount to an easement or an interest in the property". A lease transfers an interest and gives exclusive possession; a licence does not. No tenancy, no tenancy deposit, no registrable agreement and no notice-period tail — though the operator's cancellation terms are still a real commitment. What a serviced apartment includes works through what the rate does and does not cover.

Does GST change the monthly number?

It can remove it entirely. Accommodation is exempt from GST where the value of supply is up to ₹20,000 per person per month and the accommodation is supplied for a minimum continuous period of 90 days, under Notification 04/2024-Central Tax (Rate) dated 12 July 2024, effective 15 July 2024. Both conditions must hold and the 90 days must be continuous. Above that, GST applies at 5% without input tax credit up to ₹7,500 per unit per day and 18% with full credit above ₹7,500, on the rates effective from 22 September 2025. What will HSR Stay cost?

HSR Stay is a serviced-apartment property in HSR Layout, Sector 6, opening in December 2026. Published nightly rates are ₹4,000 for a 1 BHK and ₹7,000 for a 2 BHK. Discounted rates apply to stays of a month or more, and monthly pricing is quoted on enquiry.

A monthly rate is a quote, not arithmetic, and quoting one we have not committed to would be exactly the kind of invented number the rest of this page avoids. What is the cost of living in Bangalore per month?

Housing decides it, and everything else is small by comparison. In HSR Layout in August 2026, listing portals advertised fully furnished 1 BHK flats in the region of 28,000 to 40,000 rupees a month, and PG and co-living operators advertised single-occupancy rooms from roughly 10,000 to 28,000 rupees a month. The recurring non-housing bills we can source come to under 2,300 rupees a month for one person: a 100 Mbps home fibre connection at 749 to 1,050 rupees on ACT and Airtel's published Bengaluru plans, and a BMTC ordinary monthly bus pass at 1,200 rupees. Electricity, water, groceries and eating out depend entirely on you, and we have deliberately not invented figures for them.

How much do you pay before you move into a rented flat in Bengaluru?

Between seven and twelve months' rent, depending on the deposit you are asked for. The security deposit, the brokerage and the first month's rent are all payable before you get the keys. At a five-month deposit plus one month's brokerage plus the first month, that is seven months' rent; at a ten-month deposit it is twelve. On HSR Layout's advertised 1 BHK range of 28,000 to 40,000 rupees a month, that is roughly 1,96,000 to 4,80,000 rupees handed over before your first night, and only the deposit is refundable. Furnishing an unfurnished flat and e-stamping the agreement sit on top.

How much does a 1 BHK cost in HSR Layout?

What is the auto rickshaw fare in Bengaluru?

36 rupees for the first 2 km and 18 rupees for each kilometre after that, within BBMP limits. Waiting is free for the first five minutes and then 10 rupees for every 15 minutes. Luggage is free up to 20 kg, then 10 rupees per 20 kg to a maximum of 50 kg. Between 10 pm and 5 am the fare is the regular fare plus 50 per cent. These rates were notified by the Bengaluru Regional Transport Authority on 14 July 2025 and took effect on 1 August 2025, the first revision since November 2021.

What does a Namma Metro ride cost in Bengaluru?

Namma Metro fares run from 10 rupees to 90 rupees depending on the distance travelled, on the fare structure last revised in February 2025. Smart card and NCMC users get a 5 per cent discount during peak hours and 10 per cent off peak from Monday to Saturday, and 10 per cent on Sundays. BMRCL's own fare chart is the authority on current fares. Note that HSR Layout does not yet have an operational metro station: the nearest working station is Central Silk Board on the Yellow Line.

Is a serviced apartment cheaper than renting in Bangalore?

It depends almost entirely on how long you stay. A rented flat has the lower monthly rent but a large one-off cost at the start, so the shorter the stay, the worse renting looks. A serviced apartment has a higher headline rate but no security deposit, no brokerage, no agreement to e-stamp, no furniture to buy and no utility accounts to open, because it is a licence to occupy rather than a tenancy. Below roughly a year the serviced apartment usually wins on total cost once the upfront amounts are counted; beyond that the sunk costs of renting finally amortise.
