Rent in HSR Layout: what a 1 BHK and 2 BHK really cost
We pulled every HSR Layout rental listing on NoBroker and MagicBricks on 29 October 2026 — 395 of them — to answer the question every flat-hunter here asks: is what I'm being quoted normal?
A 1 BHK in HSR Layout asks a median of ₹18,000 a month when the owner lists it and ₹30,000 when a broker does, on 109 listings we pulled on 29 October 2026. A 2 BHK asks ₹30,000 from owners and ₹50,000 through brokers. Deposits cluster at about three months' rent, not ten. Most of the owner–broker gap is the flat itself: broker-listed homes are larger and newer.
How much is rent for a 1 BHK in HSR Layout?
An owner-listed 1 BHK in HSR Layout asks a median of ₹18,000 a month; a broker-listed one asks ₹30,000. Half of the 66 owner-listed 1 BHKs asked between ₹15,000 and ₹25,000. Half of the 43 broker-listed ones asked between ₹25,000 and ₹35,000. The two are not quite the same product, which the size column shows.
| 1 BHK, 29 Oct 2026 | Listings | Median rent | Middle half | Median size | Median ₹ per sq ft |
|---|---|---|---|---|---|
| Listed by the owner (NoBroker + MagicBricks) | 66 | ₹18,000 | ₹15,000–₹25,000 | 500 sq ft | ₹42 |
| Listed by a broker (MagicBricks) | 43 | ₹30,000 | ₹25,000–₹35,000 | 650 sq ft | ₹45 |
Broker-listed 1 BHKs are bigger and newer. Their median size is 650 sq ft against 500 for owner listings, and 35 of the 43 were advertised as new construction or under five years old. Per square foot the gap shrinks to about ₹42 against ₹45, so most of the difference in headline rent is the flat, not a broker mark-up. What a broker adds on top is the fee, commonly quoted in Bengaluru at one month's rent.
On NoBroker, the 36 owner-listed 1 BHKs that were marked as rented had asked the same median rent (₹18,000) as the 19 still advertised. Owner asking prices in HSR Layout are therefore not just wishful numbers that sit unlet.
Is ₹35,000 too much for a 1 BHK in HSR Layout?
₹35,000 is the top end of the market. 62 of 66 owner-listed 1 BHKs in HSR Layout asked ₹35,000 or less, and 33 of 43 broker-listed ones did. That puts ₹35,000 in roughly the top quarter of broker stock, which is where the newer, larger 600–750 sq ft 1 BHKs with better finishes sit.
| 1 BHKs asking this much or less | Owner-listed (66) | Broker-listed (43) |
|---|---|---|
| ₹20,000 | 40 (61%) | 4 (9%) |
| ₹25,000 | 54 (82%) | 12 (28%) |
| ₹30,000 | 58 (88%) | 24 (56%) |
| ₹35,000 | 62 (94%) | 33 (77%) |
This matches what renters were telling each other in a public r/HSRLayout thread in September and October 2026, started by someone seeing ₹28,000–₹30,000 for older walk-ups and ₹33,000–₹35,000 for newer buildings with lifts. If you are only seeing ₹33,000-plus, you are probably being shown broker stock. Owner listings are where the ₹15,000–₹25,000 flats are, and they tend to be smaller and in independent houses.
How much is a 2 BHK, 3 BHK or 1 RK in HSR Layout?
A 2 BHK in HSR Layout asks a median of ₹30,000 a month from owners and ₹50,000 through brokers; a 3 BHK asks ₹65,000 and ₹75,000. As with 1 BHKs, broker-listed flats are larger: a median 1,250 sq ft 2 BHK against 900.
| Type | Who listed it | Listings | Median rent | Middle half | Median size | ₹ per sq ft |
|---|---|---|---|---|---|---|
| 1 RK | Owner | 16 | ₹17,000 | ₹12,750–₹20,500 | 300 sq ft | ₹49 |
| 1 BHK | Owner | 66 | ₹18,000 | ₹15,000–₹25,000 | 500 sq ft | ₹42 |
| 1 BHK | Broker | 43 | ₹30,000 | ₹25,000–₹35,000 | 650 sq ft | ₹45 |
| 2 BHK | Owner | 98 | ₹30,000 | ₹22,000–₹40,000 | 900 sq ft | ₹33 |
| 2 BHK | Broker | 47 | ₹50,000 | ₹36,000–₹55,000 | 1,250 sq ft | ₹40 |
| 3 BHK | Owner | 59 | ₹65,000 | ₹45,000–₹87,500 | 1,530 sq ft | ₹41 |
| 3 BHK | Broker | 66 | ₹75,000 | ₹65,000–₹89,750 | 1,800 sq ft | ₹42 |
MagicBricks returned no 1 RK listings for HSR Layout, so the 1 RK row is NoBroker owner listings only. A 1 RK is one room plus a kitchen.
The 3 BHK row is where owners and brokers converge: about ₹41–₹42 a square foot either way, so for a family-sized flat the broker's fee is most of the difference.
How much more does a furnished flat cost?
On owner listings, a fully furnished 1 BHK in HSR Layout asked a median of ₹25,000 a month, against ₹18,250 semi-furnished and ₹16,500 unfurnished. Semi-furnished is the norm: 117 of the 165 owner listings we kept were semi-furnished, 29 unfurnished and 19 fully furnished. What "semi-furnished" includes varies by listing, so ask for the inventory.
| Owner-listed on NoBroker | Unfurnished | Semi-furnished | Fully furnished |
|---|---|---|---|
| 1 BHK | ₹16,500 (16) | ₹18,250 (30) | ₹25,000 (9) |
| 2 BHK | ₹25,000 (7) | ₹30,000 (58) | ₹49,000 (5) |
Median asking rent, with the number of listings in brackets. Furnished samples are small; on MagicBricks the 8 furnished 1 BHKs asked a median of ₹35,500.
Which HSR Layout sector is cheapest to rent in?
No sector is reliably the cheapest on the data available. Among owner-listed 1 BHKs, Sector 3 had the highest median at ₹24,000 across 14 listings and Sectors 6 and 7 the lowest at about ₹15,000. For 2 BHKs, Sector 6 was lowest and Sectors 2 and 4 highest. Every sector sample is small, so a handful of flats moves its median by several thousand rupees.
| Sector | 1 BHK median (listings) | 2 BHK median (listings) |
|---|---|---|
| Sector 1 | ₹17,000 (10) | too few (2) |
| Sector 2 | ₹20,000 (6) | ₹35,000 (9) |
| Sector 3 | ₹24,000 (14) | ₹27,500 (14) |
| Sector 4 | too few (1) | ₹50,000 (5) |
| Sector 5 | ₹17,500 (12) | ₹26,000 (18) |
| Sector 6 | ₹15,250 (4) | ₹20,000 (6) |
| Sector 7 | ₹15,000 (8) | ₹32,000 (16) |
NoBroker owner listings only, assigned to a sector by their map pin and the OpenStreetMap sector boundaries. MagicBricks locates most listings only to "HSR Layout", so it cannot be split by sector.
The seven sectors are within 1.9 km of each other, so in practice the building matters more than the sector: a lift, the floor, the age of the building and how much light the rooms get. Our guide to HSR Layout's seven sectors compares what is in each one, measured from OpenStreetMap.
How much security deposit do HSR Layout landlords ask?
About three months' rent. Across 163 owner-listed flats in HSR Layout the median deposit asked was 3.3 months' rent; 144 asked five months or less, and only 2 asked ten months or more. On 104 MagicBricks 1 BHK and 2 BHK listings the median was 3.1 months.
That is well below the ten-month deposit long quoted as normal for Bengaluru, a figure this site also repeated until we measured it. Karnataka sets no statutory cap on residential deposits — the Karnataka Rent Act, 1999 has none, and the state has not enacted the Model Tenancy Act's two-month cap — so the number is a negotiation. Three months is what HSR Layout listings are actually opening with.
| Cash before you get the keys | At ₹18,000 (owner 1 BHK median) | At ₹30,000 (broker 1 BHK median) |
|---|---|---|
| Deposit, 3 months | ₹54,000 | ₹90,000 |
| Broker's fee, 1 month | ₹0 — listed by the owner | ₹30,000 |
| First month's rent | ₹18,000 | ₹30,000 |
| Total | ₹72,000 (4 months' rent) | ₹1,50,000 (5 months' rent) |
Arithmetic on the median asking rent and a three-month deposit. Furnishing, the agreement's e-stamp duty and any maintenance advance are extra. Only the deposit comes back.
The full move-in budget, including bills, transport and the cost of furnishing an empty flat, is on our HSR Layout cost-of-living page. To draft the 11-month agreement itself, use the free rental agreement generator and the Karnataka stamp duty calculator.
Why is it so hard to find a 1 BHK with a lift?
Because most cheaper 1 BHKs in HSR Layout are in walk-up buildings. Only 2 of 55 owner-listed 1 BHKs on NoBroker reported a lift, and 16 of them were on the third floor or higher without one. 21 of the 55 were in independent houses rather than apartment buildings. The two 1 BHKs that did report a lift asked ₹35,000 and ₹38,000.
That is the trade-off renters describe: below about ₹30,000 a 1 BHK in HSR Layout usually means stairs, an older building or a darker flat; above it, newer buildings with lifts. If a lift is non-negotiable, budget for the broker-listed end of the market or widen the search to apartment complexes.
What do renters in HSR Layout say they pay?
Renters who moved recently reported paying ₹25,000–₹28,000 for a decent 1 BHK and ₹25,000–₹40,000 for a 2 BHK, in the r/HSRLayout thread that prompted this page. That is between the owner-listed and broker-listed medians above, which is about what you would expect from people who had searched hard and then negotiated.

Self-reported by individual Reddit users, not verified by us; usernames omitted. One commenter said a decent 500–600 sq ft 1 BHK cost about ₹29,000 two years ago, and that asks of ₹33,000–₹34,000 had become common in the six or seven months before.
Their advice for finding owner listings was consistent: NoBroker, Facebook groups and Marketplace, "replacement tenant" posts from people leaving a flat, and walking the lanes to call numbers on to-let boards — with the warning that many to-let numbers turn out to be agents.
Renting a flat or a serviced apartment?
A rented flat is cheaper per month if you are staying a year or more; for shorter stays, the four or five months' rent you hand over before moving in changes the sum. A rented 1 BHK also usually comes semi-furnished, with an 11-month agreement, a notice period and utility accounts to open. A serviced apartment is furnished, includes the utilities and housekeeping, and is a licence to stay rather than a tenancy, so the upfront cost and the paperwork mostly disappear. The long-stay playbook compares a hotel, a PG, a rented flat and a serviced apartment side by side, and what a serviced apartment includes lists what the rate should cover.

Broker-listed 1 BHKs were also larger, at a median of 650 square feet against 500.
The median asking rent for a 2 BHK in HSR Layout was 30,000 rupees a month on 98 owner-listed flats and 50,000 rupees on 47 broker-listed flats, in listings pulled from NoBroker and MagicBricks on 29 October 2026. About three months' rent. Across 163 owner-listed flats in HSR Layout on NoBroker on 29 October 2026 the median deposit asked was 3.3 months' rent, 144 asked five months or less, and only 2 asked ten months or more. On 104 MagicBricks 1 BHK and 2 BHK listings the median was 3.1 months. Karnataka sets no legal cap on residential deposits, so the amount is negotiable.
