Semi-furnished, fully furnished or unfurnished: what you actually get

What does semi-furnished mean?

Semi-furnished means the landlord has fitted the flat for storage and basic living but has not furnished it. Indian rental guides commonly describe a semi-furnished flat as having fans, lights and wardrobes, sometimes kitchen cabinets and a geyser, and only occasionally an appliance. MyGate's guide to the three types notes that the term "does not have a single definition that includes specific items", so the owner decides what the label covers.

What does a semi-furnished flat in HSR Layout actually come with?

Wardrobes, and usually nothing else. Of the 41 semi-furnished HSR Layout listings on MagicBricks that itemised their contents on 29 October 2026, 40 named wardrobes, 8 a gas connection, 3 a bed and 4 any appliance. 34 of the 41 named nothing beyond wardrobes and a gas connection.

The wardrobe count follows the bedrooms. All 8 itemised semi-furnished 1 BHKs listed one wardrobe, 8 of the 9 2 BHKs that named wardrobes listed two, and the 3 BHKs listed a median of three. Every listing that named anything beyond wardrobes and a gas connection was a 3 BHK. Two semi-furnished 3 BHKs even listed a fridge and a washing machine, which is more than some flats labelled fully furnished.

No item list mentioned fans, lights, a geyser, curtains or a modular kitchen, so this data cannot say how often those come with the flat. Ask.

What does fully furnished mean?

Fully furnished means the flat comes with the furniture and main appliances to live in from day one: beds, a sofa, a dining table, a fridge and a washing machine, usually on top of wardrobes. Of the 31 fully furnished HSR Layout listings on MagicBricks, 6 itemised their contents, and the pattern was clear even on that small sample.

Even "fully furnished" is not a guarantee. One fully furnished 3 BHK listed three wardrobes and nothing else, and a fully furnished 1 BHK listed a sofa, fridge and washing machine but no bed. Read the item list, not the label.

What does unfurnished mean?

Unfurnished means the flat is let empty: no furniture and no appliances. None of the 15 unfurnished HSR Layout listings on MagicBricks itemised any contents. Whether the light fittings, ceiling fans and a geyser are in place varies by flat, and those are what you notice on your first night, so check them at the viewing.

Unfurnished flats are the least common kind in HSR Layout and, among owner listings, only slightly cheaper than semi-furnished ones: a median ₹16,500 a month for a 1 BHK against ₹18,250.

How common is each type of flat in HSR Layout?

Semi-furnished is the default. 294 of 395 HSR Layout rental listings on 29 October 2026 were semi-furnished, 50 fully furnished and 44 unfurnished. The two portals agree on the order.

So if you are flat-hunting in HSR Layout, expect three in four flats you see to come with wardrobes and not much more, and plan to buy or rent a bed, a fridge and a washing machine.

Is a fully furnished flat worth the extra rent?

For a 1 BHK in HSR Layout, a fully furnished flat costs about ₹6,750 a month more than a semi-furnished one, or ₹74,250 over an 11-month agreement. If furnishing the flat yourself would cost less than that, and you can sell or reuse the furniture afterwards, semi-furnished is the cheaper choice.

Two things make the label matter less than the gap suggests. First, the flat itself moves the rent more than the furniture does. On MagicBricks, fully furnished and semi-furnished 3 BHKs asked almost the same median, ₹74,000 against ₹75,000, because size, age and the building dominate. Second, an unfurnished-to-semi-furnished step for a 1 BHK is only ₹1,750 a month, or ₹19,250 over 11 months, so for a 1 BHK the decision that costs real money is semi-furnished versus fully furnished.

The rest of the decision is about time. A fully furnished flat suits a stay of under a year, a move without furniture, or a first flat in a new city. Semi-furnished suits a renter who already owns furniture or plans to stay for several years.

What should you check before signing for a furnished or semi-furnished flat?

Get the full list of what comes with the flat written into the agreement, and photograph it on the day you move in. A listing's label is not a list of anything, and the written inventory is what any deposit deduction will be argued over when you leave.

• A written inventory. Every item and how many: wardrobes, beds, mattresses, fans, lights, appliances. Our rental agreement generator puts the fixtures in a schedule, and the tenant returns them in the condition they were let in, normal wear and tear excepted.
• Condition on day one. Date-stamped photos of every item and wall, shared with the landlord before you unpack.
• Whether it works. Switch on every fan, light, geyser and appliance at the viewing.
• Who repairs what. Ask who pays when the fridge or washing machine breaks, and write the answer down.
• What "bed" means. A bed frame with or without a mattress; an AC fitted or only an AC point.
• The kitchen. Whether there is a hob, a chimney, and a gas connection. If it is a cylinder, check whose name it is in.

Where does a serviced apartment fit?

A serviced apartment goes a step beyond fully furnished. It is furnished and equipped down to the kitchen and linen, and the rate also covers utilities and housekeeping. There is no inventory to argue over, no furniture to buy and no 11-month agreement. For stays of a few weeks to a few months, that usually matters more than the monthly price. Fully furnished suits a stay of under a year, a move without furniture, or a first flat in a new city.
